I googled this LP and found a previous auction of this. It sold on eBay for $200. Here is what was written in that listing
MENTAL LANDSCAPE -- Stages Of The Dream -- ex. rare, original 1988 U.S. album. Mindblowing and apparently completely-unknown private press Metal-Prog-Psych LP from this way-obscure band out of El Segundo, California that combined furious Metallica-like guitar moves, doom-laden Kate Bush-style vocals and a liberal dose of 1970's-style Prog-Hard Rock courtesy Zeppelin, Deep Purple etc. Almost nothing seems to be known about the band but they were apparently the brainchild of lead singer, guitarist and songwriter Mac Edwards (who also painted the gothic castle on a cliff cover art); her photo on the back cover in a white hat and red dress gives no indication of the dark, anguished, brooding quality of songs like "Blood Into Wine," "The Quest," and "Death: The Darklord." As with 1970's Prog-Hard Rock bands, the screaming guitar moves are balanced by delicate, ethereal acoustic guitar and vocals on several cuts w/ an almost medieval fairytale-dark fantasy-psych vibe. Very unusual (and refreshing) to hear a heavy-duty Metal-Prog group fronted by a female singer & songwriter; it's a shame the band apparently didn't cut any other LP's.
I couldn't find any songs I could post from this album and just recording a video of
it on my player wouldn't do it justice. I had a feeling the lead singer Mae Edwards
was to talented not to have something else on youtube and I found this video of
a more mature Mae Edwards below. This is to give you an idea of how talented she is.
The Lp I'm selling is of a much more youthful heavier, Psychedelic nature.

This is an exceptionally hard Lp to locate. Another seller on eBay has a sealed copy for $100. If you are into rare private psych with amazing young talent you might want to snap up that copy. I don't think the seller knows what he has.

only very minimal sound defects. Cover out of shrink otherwise close to perfect
VG+ Used but not abused. Some surface lines. Will have some relatively slight audible imperfections.
Some normal cover wear.
VG… There will be visual imperfections and some audible ones . May be a number of surface only lines or there
might be a small scratch but not one that repeats, Cover will be worn or have some kind of defect.
In this condition flaws will be pictured or noted.
VG- .. Usually the lowest rating I will list an LP at. Same as VG but defects are more pronounced. May have more than 1 scratch but still not one that repeats. This record will still be enjoyable but there will almost definitely be background sound. I have sold many rare 78s and older acetates at this grade and buyers have almost always been quite pleased. , In this condition flaws will be pictured or noted.100% ACCURACY IN GRADING RECORDS IS A JOB FOR SUPERMAN!
At times defects will show up differently on different players. For instance,
depending on the weight that a tone arm is set at or the quality of the stylus
what is just a pop on one player can sometimes be a skip on another.SO
