I typically only use "Mint" for sealed records.  However, I purchased this record sealed, opened it, played it once on a very clean turntable with a high-quality needle and then put it back on the shelf.  So this is as close to Mint as an unsealed record can be.  NM if you're a purist.  ;)
Cover also very close to perfect: Crisp corners, no ringwear.  See photos.
Comes WITH INSERT.  I couldn't show the whole insert because of... well, if you've seen it you'll know why.  It's a bit NSFW.  Insert in new condition as well.
